What a tankless conversion really involves

Swapping a tank for a tankless unit is more than hanging a box on the wall. Most of the work is in what feeds it:

  • Gas line sizing. A gas tankless unit draws far more gas at full fire than a tank does, and an undersized line starves it. We size the line for the unit before anything else.
  • Venting. Tankless units vent differently from the tank they replace, so the old flue usually can't just be reused.
  • Water quality. South Bay water is hard, and scale is what kills a tankless heat exchanger. A softener or filter and an annual descale are part of owning one.

Does tankless pay off in your house?

Sometimes yes, sometimes no. It depends on how much hot water you use and when, where the unit can go, and what the gas line and venting will take. If the numbers don't work for your house, we'll tell you and quote the tank instead.

Annual descaling

Hard water leaves scale inside a tankless heat exchanger, and the unit loses output long before it fails outright. A yearly descale keeps it running the way it did on day one. If you've had a tankless for a few years and never had it descaled, it's worth a call.

Tankless and the Bay Area's zero-NOx rule

Gas tankless units fall in the Air District's larger size class, which has a later zero-NOx date than ordinary residential tanks. If you're choosing between tankless, a gas tank and a heat pump, read what the rule means for your next heater first.
