What a replacement includes

Replace it, or repair it?

Not every failing heater needs replacing. A thermocouple, gas valve, element or thermostat can often be fixed, and we'll say so. A tank that's leaking from the shell, rusted through, or well past ten years old is a different story: rust inside a tank doesn't reverse. See water heater repair for the fixable failures.

Which heater goes in

That depends on the house, not on what a supplier is pushing that month. A.O. Smith is the common one, with parts everywhere. Bradford White is sold through plumbers, not big-box aisles, and is our usual pick when you're staying in the house. Rheem has the widest range, from a plain 40-gallon to heat-pump units, and is usually where the conversation starts if you're weighing an efficiency upgrade.

What it costs

We don't publish a price list, because a 50-gallon swap in an open garage and the same heater in a closet up a flight of stairs are not the same job. You get the number in writing before any work begins, with labor, the unit, fittings and haul-away in it. If the job changes once a wall comes open, we stop and give you a new number to approve.

If it's leaking right now

Shut the cold inlet valve above the heater, then call (408) 868-5710. Water pooling at the base doesn't wait until morning. If you smell gas, leave the building, don't touch switches, and once outside call 911, then PG&E at (800) 743-5000.
